I played a K3 at an acquaintance's house. Nice sounding piano, but the touch is a bit mushy when the keys bottom out. What is the cause of this mushy feel at the bottom?

Probably cheap or too soft front rail felts, or not regulated action....

That's my first thoughts without more info...

The K3 is in pristine condition, probably newish, very lightly played in a home setting, probably played once or twice a week, reasonably maintained, probably once a year tuning.

If we exclude cheap material or workmanship (unlikely) what exactly of the action needs regulation?

If you're speaking specifically of the feeling of the keys giving a "mushy" feeling at the bottom of the key-stroke, that is a different matter than the action feeling sluggish or mushy in general.

The former can be caused by less dense felts as mentioned...the latter would be geometry issues (regulation) and friction, to name two likely culprits...

Others can weigh in too...for my money, have a good tech visit and diagnose in person...no substitute for that...
