regulating versus voicing

I notice several posts mentioning regulating a piano. Is this the same as voicing? And when does one know whether or not their piano needs either regulating or voicing? Gaby Tu

Regulating is adjusting the keys and related action parts so the piano responds to the pianist's touch with ease and accuracy.
Voicing is adjusting the tone (changing levels of brighness and power.) Voicing is done after regulating the action.
A good Technician can advise you on these issues. Voicing and Regulating are essential maintenance procedures and are performed in addition to regular tunings.
