How do I evaluate the condition of a used piano?

I am a dad who is about to begin piano lessons with my 4 year old son. I am looking at used pianos both in retail stores and online in the Philly area. I like the look and sound of a Yamaha U1 and have found a late model one online for around $3000. Not knowing how to evaluate the playing condition of a piano, my question is can anyone refer me to a technician for hire in the Philly area who can evaluate and tune the piano for me. Thanks!!

When I was hunting for a used piano, I bought "The Piano Book" by Larry Fine. This book has a lot of useful info on what to look for when buying a piano and has reviews of different models and years. I have the 5th edition, there may be a new edition out now.
